DO YOGA!!

 

 

Do yoga, my friends. There is nothing that compares to the benefits it offers. It is truly rare that yoga won’t help whatever ails you!

I found yoga when it was introduced in my gym many years ago and instantly knew my days of pumping iron and step classes were over, gone forever, kaput!! Halleluyah! And not long after I began a regular practice of yoga I realized my back pain was also a thing of the past!

Yoga is not about making your body into a pretzel. It’s about calming your mind, eliminating stress and pain, cardio-conditioning, weight management, increasing flexability and a lot of other more esoteric things that come along if you really get into all the branches of yoga. And, in a short time, you are doing amazing stuff you never thought you could or would do, and it feels GREAT!

No matter what you may or may not have been doing to stay in shape, yoga takes you right back to the beginning. Actually, very buffed-up people have to work through overdeveloped muscle mass, dance-trained have to unlearn the turned-out legs, runners have to stretch out their tight hamstrings, and the treadmill/elliptical trainer/spinning crowd have to give up on the idea of no pain-no gain.

There are many variations of every yoga position, and only over time would one move into a more challenging pose; so if you’re interested in trying a class, it’s fine to go with your friend who has been practicing for a while.

In the weeks to come I will write about where you can find yoga classes, poses you can do in your office or car, styles of yoga and anything else I can think of to encourage you to try this centuries-old, healthy for everyone, life-affirming and fun form of loving your Self!

Mortgage Market Update
 
Overview:
 
Both stock and mortgage market action can be summed up in one word…”volatility”. As indicated in my weekly E-newsletter during the past two months there have been 19 trading days in the stock market with a 3% move. Prior to the current period it had taken 6 years to have 19 days with a 3% move which illustrates that these are truly unprecedented times in the financial markets. 
 
The cumulative effects of all the actions taken by governments around the world to stabilize the credit markets has yet to take effect however it does appear the credit freeze is beginning to thaw. The huge infusions of capital into the US financial and banking systems will have their desired effect but it will take weeks or months not days. 
 
Current Interest Rate Environment:
 
Interest rates remain in constant motion with conforming 30 year fixed rates in the low 6% range (conforming loans are those of $417,000 or less) and Jumbo 5 year adjustable rates in the high 6% range (Jumbo loans are those of greater than $417,000).

Expect continued volatility with the possibility of frequent “intra-day” re-prices. As indicated in the float vs. lock meter above I have a locking bias for those transactions closing in the next 15 days and only recommend floating for those transactions closing in the next 30 days with caution and daily updates on the direction of interest rates.

Good News for Townhouses in Coconut Grove

2008 Second Quarter Closed Sales have increased by 14%, while Active listings fell by 6% and Pending Sales rose 3% compared to this year's First Quarter.

Your market ended the quarter with 494 active listings - a 19% decrease in available units compared to this time last year.

Looking at the stats below will show you the recent trends.

 As of August this year the average time on the market is 156 days and townhouses are selling for 93% of list price. The average price per square foot is $316, down from $433 in January.
